We really care about what we do

We'll do whatever we can to make your tenancy go smoothly so you can enjoy your new home.

With over 10 years in this business Emphasis have some of the best inventory clerks in our field. We are all trained to exceed standards set out by the AIIC (Association of Independent Inventory Clerks) and we really care about what we do.

We know that moving can be a busy and sometimes stressful time. Our detailed reports will give you peace of mind that the entire property has been checked and accurately recorded for you with photographs taken throughout.

We are not just here for you at the start of the tenancy but can be here for you throughout. If you have any questions or concerns that you would like to discuss then simply call one of our office team and we'll do our best to advise or help.

At the end of your tenancy we are happy to advise you on how to hand you property back in order to minimise any deposit deductions.

Below are some questions and answers you may find useful

It is always best to speak to your agency first but if you are not able to attend our clerks are happy to collect keys from the agency.
You have 7 days from receipt of the report to make any comments, either email comments to your agency, landlord or to our office team.
Unless stated otherwise in your tenancy agreement yes you should maintain the garden and keep it to a similar standard. This includes weeding and pruning bushes if applicable.
There are many factors to take into account, such as length of tenancy, location, average life expectancy of an item or paintwork. Our inventory experts are all fully trained and will be able to advise further.
If the property was professionally cleaned at the start of your tenancy then you should have the property professionally cleaned at the end.
I would always advise that you consult your agency as they will have a cleaning company which they regularly use. Otherwise most companies can be found using a search engine (look for End of Tenancy clean)
The clean should be arranged just prior to your check out. The check out is usually the last step of your tenancy and you will be asked to hand the keys back.
